Richard Blakeley

Richard Blakeley is a partner and Chartered Surveyor (MRICS) in the firm’s tax and real estate and construction sector teams, providing comprehensive capital allowances advice to businesses, property owners and occupiers.

Richard has over three decades of experience in the property industry, having trained and qualified as a general practice surveyor, providing commercial agency, investment brokerage and rent review advice, before focusing on capital allowances, which he has specialised in for more than 25 years.

Working with institutional funds, UK and offshore public and private property companies, private high-net-worth investors, livery companies, owner occupiers and occupational tenants, Richard prepares and oversees capital allowances assessments on properties throughout the UK. He works across all sectors, including the hospitality industry, offices, industrial and distribution warehouses, shopping centres, student accommodation, retail units, nursing homes, senior living, hospitals and renewable energy, as well as residential PRS/build-to-rent schemes, farms, mills and reservoirs.

In the increasingly complex and ever-changing area of capital allowances, Richard adopts a personal approach, tailoring advice to his clients’ specific needs and goals. He prides himself on being able to design pragmatic solutions to maximise tax relief on qualifying expenditure, and for providing digestible yet detailed guidance across the pre and post contract stages of a project, transaction or development.

Prior to joining the firm, Richard established and led a niche independent specialist capital allowances practice. Here he also set up an overseas division specialising in capital allowances/wear and tear allowances advice throughout South Africa, where he worked for some of the major listed property funds, private investors and developers on some of the country’s landmark buildings.
